Investment/Recreational Property Blog Week 3

August 17 and 18 Week 3


 Now that the railing has proper spindles and is safe, I blocked the stairs and ramp so the kids have a safe place to play.



 
Eels Creek was cold even though the temps were around 27C
 



 
This is an investment and a recreational property. On Saturday I just had fun with the kids.

 
 Took the boat 2kms to Long Lake and went for a awesome boat ride!

I did finally get the garage cleaned out.
 
 
Sold the old green house. This will open the yard up so it is usable. The placement of this building hurt the yard. It was also a junk collector.

Investment property project railing

On August 14th Keith and I decided to head up to the property in the afternoon to rebuild the railing on the deck. As you can see it was totally unsafe and ugly. A couple of screws and bungie cords held the white plastic lattice work on. It was just a matter of time before the kids fell through the railing.



 
First thing we did is remove that white lattice.

 
We kept the supports but built new frame work

 
No shortage of spindles

Deck is extremly better. It is now safe for the kids. Question is what colour to stain the deck?

Investment/Recreational Property Blog Week 2


Week 2 August 10 and 11

Susan and the kids along with her sister and mother went up to the property on Friday afternoon. They played in the creek for most of the afternoon. I did not get there until well after dinner.

 
Cleared the patio of junk, going to put BBQ here to hide from the rain.

 
New railings going up this week or weekend

 
Work in progress, the garage. Had a few good fires with the cabinets that came out of here!

Lawn cut and started opening up the creek bank of weeds



 
Across the creek I opened up an area so the kids can have an easy place to get in and out of the water

 
Peeled the ugly wallpaper to find ugly green paint. One of the next projects!

My New Investment/Recreational Property Blog


Welcome! I purchased an investment/recreational property. I will blog about the trials and accomplishments I have with this property. It will be a ton of work but I am also going to work hard on having fun here too!

We worked on Saturday to clean up the property a little. Looked a ton better. Sunday we played with the kids and that was a fun day. Monday we cleaned again. Stay tuned for the pictures of the results of the clean up!

5 Minute Tips for Preparing Your Home for Viewing

Obviously, your home should look its best when potential buyers arrive. However, time is not always on your side. There may be times when you have only a few minutes to get things ready. What you do with those minutes can mean the difference between an interested buyer… and one who crosses your home off the list.
Here are some things you can do to help your home look its best in just five minutes or less:

  • Put away coats, hats, and shoes. Clean up, especially around the foyer. You don't want clutter to be the first thing a buyer sees.
  • Turn on all lights and lamps. A home that is bright looks larger.
  • Put on some soft music. Easy listening is the best choice. Don't play rock or jazz music because some people might dislike it. Think elevator music.
  • Make sure the toilet lids are down. Even when a washroom is sparkling clean, a raised toilet seat gives the impression – however incorrectly – that things are less than hygienic.
  • Relocate the pets. Put pets in the backyard or basement, or at least segregate them in a separate room. Better still, take them away from your home entirely.
  • Close the garage doors. Most garages don't look great on the inside.
  • Hide the waste bins. Keep them out of sight.
  • Wash the dishes. If possible, don't leave them on a drying rack.
  • Put them away. Put away personal items. Put family pictures, bills, and other personally identifying information away. You want the buyers to visualize themselves living in your home, not you.
  • Open all curtains and blinds. This makes rooms look bigger and brighter, even at night.
