Investment/Recreational Property visit 18 in Apsley Ontario

If some of you have stumbled across this blog posting titled "investment/recreational property visit...." and wonder why I post my weekends at the cottage there is two reasons. One, cottage living is not for everyone, I am trying to show you that a cottage is not only fun but there is work to be done as well. You may find this is what you would like to do, or maybe not. Two, this is an investment for me as well. I am trying to have a record on what I have done to the property over the years. I think this will give value to me and the buyer of the property.

April 11th/2013

I went to the cottage to check on the creek height. I wanted to make sure nothing was being flooded. The creek was really high but manageable. The only thing I was worried about was the ice above the bridge. There was a really thick piece and it was not broken up. I hoped it did not damage the bridge too bad.

Easter Weekend

My first project this weekend was to finally finish the kids play room on the second level of the cottage. They kids were excited to get in!

 



 
On Saturday it was beautiful outside and could spend the day outdoors. I got a start on my new firepit, worked on getting the water pumps up and running and played with the kids. That night I had first campfire of the year!
 





 
Sunday we left to go to Napenee for the day to have Easter dinner with my in-laws. We decided to spend Monday at the cottage to work on the bridge that got damaged badly with the ice. The bridge twisted in circles. Damaged it badly. Worst part was clearing the debris. I talked to my neighbour to see if this happens every year. He has never seen the bridge damaged like this, but never seen so much ice thickness on the creek either.

March 2014 Selwyn (Smith Ennismore Lakefield) Real Estate Statistic Report

Hello,

Sorry this is so late coming out. I usually like having it out day one or two of the month. I sold my parents home and guess who got nominated to get them moved. Now that task is complete here is the March report.

(Peterborough and the Kawartha's, March 2013 compared to March 2014)


  • Total # of new listings -8%
  • Total # of listings YTD -10%
  • Total # of sales in Feb -10%
  • Total # of sales YTD -8%


I thought the numbers looked bad in February, well they are worse in March. I still am pointing a finger at mother nature. In February I was hoping for warm weather in March, it never happened. Here it is April 10th and it is just starting to break double digits temperature wise.  As soon as we get some warmth, the market will be ludicrous. These comments are for Rural Peterborough, not City of Peterborough. The city market is strong as ever.

Going Paperless (as Paperless as I can)

Any one in my office can tell you that I am an iPad and iPhone junkie. They will also tell you that I am a little different because I still run a PC for a computer. I find that they all integrate nicely so I am not moving to an iMac quite yet.

I have made a change to my business that I am looking forward to seeing how effective it is. Paperless. As you see in the title I state, "as much as I can". What I mean by that, I can't do contracts electronically yet, but we are close. Contracts will still need paper. (econtracts not legal in Ontario yet, the only Province in Canada)

I have set up and downloaded all the apps I think I am going to need to use for this process of being paperless. Evernote is going to be the backbone of the system. Any hard notes or files will be found in this app. This gives me access to all most every piece of information, contracts, etc that I will need on a daily basis at my finger tips.

Next I will use Dropbox to share files and PDF expert to be able to add to the PDFs. (PDF Expert can do a lot of things, but is difficult to navigate).

The last App I downloaded to go paperless is Notesplus. This will give me the ability to time manage, take notes, and record notes. Handy App.

Everyone of these Apps are integrated. This will take time to figure out the best use of each App but I think once I have got it figured out, this system will help me take my customer service to the next level.

Ennismore; The community, the people, the lifestyle.
