I went to game 1 of the Ennismore Robert Young Construction juveniles and the Woolwich Wildcats AAA Finals

I am one of those guys that only go to see the Juveniles when they are in the finals and while writing this blog my thoughts are I am going to make an effort to catch more games. This game was really fun. These young men played hard and tough. It is such a fine line of tough play and crossing the line it is a quite a tight rope they have to follow. Ennismore played the tight rope well in the first period and the third period and dominated in those periods. When they got into penalty problems in the 2nd they let Woolwich back into the game. Ennismore won the game 5-3 to take game one of the series.

I went to a Peterborough Petes Game

I went to a Peterborough Petes Game

March 14/2019 I was given two tickets to the Peterborough Petes and Ottawa 67s game sitting in C10 Isle D. What fantastic seats. I have been to one other Petes game in the last number of years but it was with the school and we sat up in the family zone. These closer seats were great because you could see the game, the size of the guys, the emotions of the players and the speed/skill of the game. Being closer to the ice changed my experience greatly. I can’t tell you how much more enjoyment I had.


The game was fast paced and entertaining. There were huge hits, emotion from the players, one fight and some big-time goals. I just could not get over the size of the players. Some big boys! My favorite player last night was defenseman Cole Fraser. He was strong on the puck and a physical presence. I enjoyed watching his game.



I never paid too much attention to the Petes over the years. No reason why. I certainly am a Peterborough Laker Fan. For whatever reason, the Petes never caught my attention before. They have it now!

I now plan to start paying attention. I plan to become a fan. I may even become a season ticket holder. That is how much I enjoyed the game last night. My partner in crime last night loved the game as well. My daughter Faith. 

Great work Peterborough Petes. I look forward to becoming a fan!

Maintaining your home is crucial in preserving its value. By taking small actions throughout the year, you can save money by catching problems early, or even prevent them, before significant damage takes place. As soon as the snow thaws it's the best time to do the rounds, both inside and outside your home, to make sure everything is working the way it should.

Create a stress-free kitchen

No matter its size, most people feel like there is never enough space in their kitchen. While ample space is key for a great kitchen, organizing it properly can save time too. After all, it is the most used room of a home. Here are some helpful tips to create a functional and stress-free kitchen.
Give each cabinet a purpose. The first step is to group
items and give each group a designated space. Not only will this allow you to find every item easily, you are less likely to use the space for items that don't belong there. Limit bottom cabinets to cleaning supplies, large pots or appliances and items that are rarely used.
Put items you need the most in easy to grab spots. Measuring spoons, oven mitts and your go-to saucepan should be quickly accessible for stress-free, day-to-day use. Also, by keeping items close to where they are most used, you will find everything is exactly where you need it.
Increase visibility in your fridge and pantry. Clear containers and additional shelving will allow you to quickly locate items in your fridge. As for your pantry, consider using clear stackable bins, adjusting your shelves and work in levels. Adding a little light will go a long way!
Think outside the kitchen. Fancy dishes, large appliances that haven't been used in months and unread cookbooks are great examples of items that do not need to be stored in your kitchen. Finding new homes for less-used items outside the kitchen is one of our favourite space-saving ideas.

Go for it! Paint your front door

A vibrant red, bright turquoise, regal blue or even mustard yellow. Bold colour choices can make your home stand out. With warm sunny days around the corner, it's the perfect time to plan an exterior paint project. Here is some advice to get you started.
  • Don't only look for an exterior paint, make sure the paint you choose is right for the door's material
    (wood, metal). Be sure to remember if you choose an oil-base or latex paint, as you can't switch back and forth, for the inevitable future touch-ups.
  • Tape your colour swatch to the door and see how the colour looks at different times during the day.
  • Pick a warm, dry day and get started early! Before painting, you will need to remove your door and the hardware from its surface.
  • Thoroughly clean the door so dirt does not get trapped in the paint.
  • Don't forget to use a primer coat. It's the best way to get the most out of your new colour.

You want the truth? You can’t handle the truth. (Well most can’t anyway)




So you are selling your home?

Every seller wants the same thing: to sell their house for the most money possible, as quickly as possible. This is exactly what your real estate agent wants too. That said, there are usually two things keeping this from happening: price and condition.
Price and condition are always the deciding factors for buyers, and they also affect the amount they may offer. Luckily for you, these are also the only two things you have control over!
So let’s take a look at the top five mistakes you may be making if your home hasn’t sold yet.

Mistake #1: Thinking your house is special. The best on the street.
As a homeowner, you are proud of your home. You might even think it’s superior to all others in your neighborhood. This might be because of the time and money you spent remodeling it. Perhaps you hand-picked every slat of Brazilian Hardwood and personally laid it, or chose a ridiculously expensive gold leaf wallpaper that you just had to have. You may assume if you spend a lot of money on bells and whistles, that MUST make it worth more, right? Wrong.
Buyers are looking at your home, trying to envision it as their home. They’re easily distracted by your loud, hot pink bedroom walls and won’t consider that it was a custom color made to match the loud pink zebra comforter and matching curtains. They’re also mentally calculating how much money they need to spend to refinish those hardwood floors, repaint and have that wallpaper removed.
You must understand your house isn’t special to anyone but you, so it’s always best to cater to buyers by showing them your home’s cleanest, most neutral face. You need to clean your home until it shines, ditch the clutter, paint, make needed repairs, and keep up with your landscaping.
You need to trust your real estate agent on where to price your home. And remember one important thing: Just because you spent $50,000 on a kitchen remodel doesn’t mean you’re getting every penny back (despite what your shoebox full of receipts might be telling you).

Mistake #2: Thinking you’re a salesperson.
As a seller you may think you’re being helpful by sticking around during showings to help agents and potential buyers see how special your home is. You might think the buyer’s agent can’t possibly know how to showcase your home as well as you can, or have any clue what the really important things are to point out.
So you stick around, you smile super big and you’re super nice to everyone. You point out the hardwood floors, custom wallpaper and things that you love about the house, because you are a better salesperson than some real estate agent who has never lived there, right? Wrong!
Actually, you’re not coming off as super nice, but annoying (at best) and more than likely cocky or creepy (hey, just telling it like it is). While gushing over all the things you love, those may be the very things the buyer hates.
The best thing to do is leave the house and give the buyers some space. Buyers want privacy. They don’t want to be cornered into awkward small talk with the homeowner or feel rushed when making the most expensive purchase of their life.

Mistake #3: Thinking they will come back.
Imagine you had a long day at work. It’s a hot, muggy day. Your car’s air-conditioning is acting up, making you stick to your seats on your longer-than-usual commute home. Your kids are bickering and everyone is starving. Then your phone rings. It’s your real estate agent calling with a last-minute showing request… in ten minutes. This is NOT what you need right now, but you want to sell your house.
You have two choices. Option A: plead for the showing to be rescheduled, because you mistakenly assume the buyers and their agent will gladly rearrange their schedule around yours and come back.
Or, Option B, remind yourself that you want your home sold, and these buyers may only have the next hour or so to see as many homes as possible before making a decision because they’re relocating from out of state (or whatever their unique situation may be).
Never, ever, go with Option A.
No matter how you feel or what kind of day you’re having, you need to be accommodating. Sometimes you just have to bend over backwards. Buyers hold all the power because they’re the ones with the money and ability to make your dream of selling come true.
So as you load up your hungry, fussy kids, you smile and wave as you back out of the driveway and head to the nearest drive-through. You’ve made the right decision! You realize you must suck it up and make your house available… even when you really don’t want to, because buyers will rarely come back at a better time.

Mistake #4: Not being willing to negotiate.
So you got an offer on your home, and you accepted it! Congrats! Regardless of how long your home had been on the market or what the final terms are, this is exciting because it means all the showings are over and you’re roughly 30 to 60 days away from closing.
After the home inspection, the buyers ask for some repairs to be made, or possibly reduce the price.
Most buyers will ask for those things; it’s nothing to get bent out of shape over.
This is where you, the seller, need to be willing to meet in the middle and show the buyer that you’re serious about selling. Otherwise you risk your deal falling apart and being stuck with the house which you’ll eventually shell out more money to fix anyway.
Sure, you can always re-list your home, but it may sit on the market for 30, 60, 90 days or more. Meanwhile you’ll have to deal with more showings, keeping the house spic & span, and losing sleep due to the anxiety of the unknown.
Please remember that this pending sale on your home has contingencies, and it could fall apart for a number of reasons. The appraisal is one contingency; the home inspection is another. Both of them may require you to be flexible and willing to negotiate. If you aren’t and the deal falls apart, then you have no one to blame but yourself.
Also, your first offer is usually your best offer, and oftentimes your only offer. Once you secure an interested buyer, you need to trust your agent and work with them and your buyers to get the home sold and not waste time on bickering over a $100 light fixture.

Mistake #5: Pets.
Last but not least, not everyone is a pet lover. Many people are allergic to cats or dogs, or have sensitive noses that can smell urine and stinky litter boxes on the other side of the house.
When you’re selling your house and you have pets, you really need to make the home look and smell as if no pets ever stepped foot in it. Your cat’s favorite spot on the couch that’s coated with 4 inches of matted fur needs to get scraped off (with a lint roller a few hundred times if need be). The food bowls, cat trees, pet toys, pet beds, scratching posts, cat condos, etc. need to be out of sight too. So do the fur babies themselves.
Before you leave, make sure your backyard is free of landmines. You may as well put Whiskers’ litter box in a garbage bag and store it in the garage or closet or someplace out of sight and smell.
When a buyer leaves, they’ll remember their first impression, so you want it to be a good one. Pet odor can be a deal breaker, even if everything else about your home is perfect.
To summarize…
Your home isn’t particularly special to anyone but you, so keep it clean and showing beautifully and as neutral as possible at all times. Don’t try to be the real estate agent (i.e., be sure to leave the house during showings), and take the pets with you! Don’t assume that buyers will bend over backwards to see your house—you need to do the bending, and you need to be flexible with negotiations too.

If you follow this advice, you shouldn’t have a hard time selling quickly and you’ll avoid the unnecessary stress that many sellers endure because they become their own worst enemy by sabotaging their own sale.

Our Experience at Corcoran's Boxing Club and Fitness Centre/ Walk and Talk~RECO and fines

The Ennismore Optimist Club and the Corcoran's (Elysia and Jay) teamed up to hold a boxing class for kids at the Corcoran's Boxing Club and Fitness Centre. Lucas, my son, wanted to try this boxing thing out. It was an easy decision for Susan and I as parents to let him try out this sport. Boxing would help Lucas with his fitness, coordination and confidence. I also known the Corcoran family basically all my life and they are a wonderful family from Ennismore.

I knew what building and location on Chemong Rd the Boxing Club was but not sure where to enter. At this point there is no signs. If you go there you will see a set of stairs leading down. There is where you enter.

The workout areas are clean and bright. There are change rooms for men and women. Full facilities. The Club has two large rooms. One room houses the boxing ring and heavy bags. The second room is more like a studio with more workout equipment, mirror walls and lined floors.

We have had two training sessions so far in this program. Lucas is taking the program very serious. Jay and Elysia has captured his attention. Jay leads the program with very clear, concise instructions. The class is truly starting from the very basics.



So far the kids have been instructed on foot work, stance, the jab and the power punch. Jay has been teaching looking small and self defense. All amazing stuff. Lucas is in the picture above in red. As you can see he is working on his jab.

Realtors in Ontario work under the real estate and business brokers act which is the legislation regulating the individual brokers and businesses registered to trade in real estate in Ontario.

RECO, The real estate council of Ontario is the corporation that regulates the trade of real estate on behalf of the Ontario government. RECO also administers and enforces the real estate and business brokers act.

One issue that we have been experiencing in the Peterborough area with out-of-town realtors, realtors have been giving buyers lockbox codes of listings for buyers to check out properties on their own. This saves the out-of-town realtor driving to Peterborough to show the property. This is an infraction against the code of ethics. There has been a case recently where a realtor, while acting for a buyer, booked a property showing. The listing brokerage provided the realtor with an appointment and a lockbox code. The buyer agent forwarded the lockbox code to her buyer client and advise them to visit a property in her absence. This agent was caught. She was charged and convicted of facilitating an unauthorized access to a property by providing the lockbox code to her buyer client then the buyer attending the property without the realtor. For her violation of the code of ethics this agent received a fine of $8500.

Realtors must follow the code of ethics or there is some steep fines. The public is well protected from unscrupulous behavior from realtors. There is some huge penalties for doing the public wrong.

9 Steps to Finding your Next Dream Home


If you're thinking ahead to your next dream home, the road you need to take
to get there may seem confusing. Do you search for listings online? Drop by
Open Houses on the weekends? Call the number on For Sale signs?
Let's break it all down! Here are the specific steps you need to take to
ensure you find a home that fits your wants, needs and budget.

1. Find out how much your current property will likely sell for on today’s
market.
2. Arrange for financing, so you know what you can afford.
3. Select neighbourhoods you'd love to live in. (That may involve some
fun exploring!)
4. Decide on the type of home you want to buy. (For example:
detached, three-bedroom, etc.)
5. Prioritize the property features you want most, so you can be flexible
if a feature is missing from a home listed on the market that is
otherwise ideal.
6. View properties on the market that closely fit your criteria, particularly
new listings that may not yet be posted online. (Tip: Arrange to be
immediately notified of new listings that are a good fit for you.)
7. When you find a home you want, make an offer designed to get the
property — without overpaying.

95 year old George Mendonsa died on Sunday. George was the sailor captured in the celebration kiss that become famous known as "The Kiss".  This is a statue of the iconic photo found in Sarasota Florida.

The Life and Business of a Peterborough Real Estate Agent

I am proud of what I do for a living and the service that I provide to my clients. Last year I had a family approach me as they were looking to downsize their home. We had an initial meeting and during that meeting we came up with a plan to accomplish what their goals were. We started off with finding the replacement home that would work for them. This process did take a few months to accomplish but we were able to do so. We looked at around 15 homes that came up for sale. My clients took a couple of attempts on a few homes but did not win competitions. Finally "the" home came for sale. My clients placed an offer on it and it was accepted. We did have a condition of selling their home. We immediately put their home up for sale. It did not take long for someone to attempt to bump us off our purchase. My clients and I took the time to weigh out the risks of removing the sale of property condition and go solid on their purchase. We did remove the condition. We were able to sell the Buyers home and everything closed just fine. The lessons on this sale was we took risks but we had a plan for all the variables. It was still stressful but we were able to execute the plan in place. Always have a good plan in place an your real estate transaction will go smoothly.

Being a Dad

Lucas and I had fun this Family Day weekend on a ATV track that I built for him at the cottage. The snow was deep so I carved out a track with the snowblower. Lucas traveled that track many times but Dad had a few goes on it as well!

February 12/2019 Walk and Talk

Looks like Selwyn council will have a very interesting meeting tonight.  There is Three parts of the meeting that I am going to watch closely.

First is Guy Hanchet. Guy is coming before Council to ask about the progress on the implementation of the Selwyn climate change action plan. Since I have not seen any information on the proposed plan it intrigues me to know that Selwyn has developed a plan. This plan has not been rolled out to the public as far as I know. Stay tuned

The second interesting deputation is from Jo Hayward Haines. Jo is sending out a rally cry for trees as she calls it. Her recommendation to council is to develop a Tree Conservation Bylaw using Peterborough bylaw 70-120 as an example. According to Jo’s note to council her neighbor removed 12 trees from his property which she felt was devastating. Jo wants to see legislation to protect trees from irresponsible removal from developers and property owners. Her presentation as she says is not just a request for legislation, but it’s also an opportunity for all of us to learn what our shared responsibilities are as we face together the consequences of our often unconscious treatment in the past of the earth we live on.

The third interesting topic is a department review brought forward by Mayor Andy Mitchell. The department he would like to review with objectives and desired outcomes is the planning and building department. This review would be done by a steering committee. The desired outcome is to establish a culture of superior customer service, increase housing inventory and increased economic activity and job creation to name a few objectives.

We will chat later and discuss the outcomes of these and other discussions.

Homecoming IV-Bad Blood Crowley VS McLellan Feb 9/2019

I am not going to write about the results of fights but the experience of the event. Which I will start off saying it was a highly entertaining show.

I was invited to go to the event with a very good friend,  Brad Johnston of Neil Johnston Heating 705-742-8769. (Highly recommended heating contractor in Peterborough) 

We had tickets on the floor with a very large table that sat 10. Like any other event you entered into the Memorial Center through the front doors. Because we had a table seat on the floor we where issued the paper wrist bands to be able to enter and exit. Walking in and trying to locate the table was fun as there was a ton of tables and level of tables. The closer to the ring the higher the class of table.

The set up was of this event was first class. I was very impressed as soon as I walked in. It was an “event”. I did see a lot of people I knew. The Who’s Who of Peterborough was certainly there. Once we sat down the beer lady quickly served us. She was on the ball. I looked around and every detail of the event was laid out professionally. The tables were covered with cloth and had a glossy magazine of the nights lineup of fights. There was big screens around the floor to catch any replays that you wanted to see. The lighting was truly impressive. It spotlighted the ring and gave a light show for the fighters entrance. I sat beside the fighter entrance and exit runway. That was a neat experience all in itself!

Our table was 3 or so tables back from the ring. Sight lines were just fine, I was able to see perfectly. I looked around at the other tables and the stands. I believe that you would have great sight-lines no matter where you were in the building.

The ring announcer was just as good as UFCs Bruce Buffer. He built up the fight and concluded the fight professionally and with entertainment. The fighters were world class and all put on a show. It is one thing to see on tv someone taking a punch but  it is so much more impressive live. If I was hit with some of those shots I would still be sleeping.

I am going to give Cody Crowley and his CCC Promotions a 10 out of 10 on this event. They delivered on all points with this show. Professionalism, entertainment, value and service. When Cody is back with another promotion I highly recommend you checking it out.

Floor Repair Contractor hired for Memorial Center

  • A contractor has been hired by the city to replace the floor at the Memorial Centre
  • City received 3 bids highest being 3.8 million dollars lowest at little over 3 million dollars
  • Peak Engineering and Construction of Belleville won the bid which was the lowest bid
  • Peak believes they can complete the work in 20 weeks not the previous thought 22 weeks
  • Peak Engineering replaced the refrigeration plant  at the Memorial Centre last year
  • Work to start in June and be completed in November
My opinion: The city has committed to this project. My best wishes for this project but I am extremely nervous of what they are going to find once the floor is opened up.

Ptbo Farmers Market Extension

  • One year extension on lease agreement is expected between city and current tenant "The Peterborough and District Farmers Market Association"
  • Same tenant has been under agreement with city since 1984
  • City want to open bidding process for a new 5 year term
  • City wants to hear from public to find out what they expect from a farmers market
  • City staff will be researching how other city markets are operated. For example governance, where the product is from, etc
  • Tensions at the Morrow Park market have been high with the eviction of 7 local farmers last spring.
  • PDFMA states that the issues in 2018 prompted the election of a new board of directors and a creation of a new strategic plan 
  • The new board members has not been released.
My opinion: What a mess this simple farmers market has become. The cloak of secrecy has always made me suspicious of their actions. Why the secrecy? It is a farmers market. If you have nothing to hide be open and honest.

War of Words. Crowley and McLellan

  • There is legitimate bad blood between Douro's Crowley and BC's McLellan
  • McLellan used Facebook to start a war with Crowley and his supporters to earn this fight
  • McLellan thinks Crowley has great training but as far as his skills he does not think that Crowley is as good as he thinks
  • McLellan says Crowley has been spoon fed. Crowley rebutted saying it is a myth. He works with the best fighters in the world and there is nothing easy about that
  • Tickets still available for the fight on Saturday night
My opinion: I am attending this event. I have not seen a live boxing fight since the 1990s. I am looking forward to it. I amire Cody Crowley in his skills to promote himself but also being a championship fighter. I am watching closely to what he does as he is an interesting local celebrity with an amazing work ethic. Good luck Cody.

Walk and Talk

As you noticed there hasn’t been any walk and talks for the last three days. I have been in bed sick with the flu. It made me think a lot about people who are truly deathly sick. Like People who are fighting cancer. People who are not going to get better in three days. People who are fighting for their life.

Buddha said-your body is precious. It is our vehicle for awakening. Treat it with care.

Often illness brings into focus what we wish we could be doing when we feel healthy. I felt trapped on the couch. My brain was working but my body was not cooperating. What would I rather be doing? I truly want to be doing the little things that make a huge impact. Working on my business.  Working to improve our community. Spending time with my family. I missed a huge hockey event with my daughter and the Peterborough Pete’s which broke my heart.

We are all vulnerable. When you’re sick you need to ask for help. Why don’t you ask for help when you’re healthy? Accepting help than expressing gratitude whole heartedly helps us remember how both parties benefit from the exchange of kindness.

Another question is how hard am I pushing myself. Am I taking some time for me? Sometimes being sick can  give me permission to rest. Yes being sick with the flu has brought some reflection. Reflection on my time is spent. And maybe you should reflect on it too. Nobody on their deathbed wished they watched more Netflix, spent more time at the office, drank more at the bar. On your deathbed what would you wish you did more? ———-Start doing that today!
