List my House now? Really?

"I am waiting until spring to list my house when it looks the best" I hear this statement all the time and they are dead wrong. Now is the time to list especially if you live in the City of Peterborough.

Listings (inventory) is extremely low right now. Most current listings that have been around for a while so imagine the excitement that is caused when a new listing hits the market. It is craziness! Today you will get more for your house then you will ever get in the spring market, even more then when your house looks its best in June. That is because there is a ton if listings hit the market in May/June. You will be ahead of the pack.

Best part of selling your home now is the closing will be when all the new listings are hitting the market and you get your choice of the new batch! You will also be in better bargaining position because there is so much more inventory!

Interesting news items in Selwyn, Peterborough and County February 13/2015

Eels Creek Bridge Replacement Environmental Assessment Study Public Information Notice:

Snowmobile ride on January 7th from Bancroft

 

 

 
On Thursday we got out for the first ride of the year. We dropped in Birds Creek just out side of Bancroft on the B106E Trail.
 

 

 





We followed the B106E through Maynooth, stopped for a quick picture of the old rail station and continued onto E109 which was groomed.




 




E109 was fresh groomed to Papineau Lake Transfer Station then we hit fresh fluffy snow with no trail. We broke trail until we were about 10 miles out of Combermere and we met a groomer heading towards Papineau Lake. We encountered a few obstacles when we were breaking trail but nothing to serious.


 







 
 
We drove into Barry's Bay, had lunch/dinner and carried on to B102 which is railbeds mostly. They were smooth and quick. I fear for the weekend riders as the snow was thin Thursday so I doubt the trails will be much good with the traffic.

Selwyn Residents make sure you are getting this reduction of insurance premiums!

Water Tanker Shuttle Service Accreditation


The Water Tanker Shuttle Service test is administered by Fire Protection Survey Services staff. To achieve the accreditation the Fire Department must be able to:
  • Within 5 minutes of the first apparatus (pumper) arriving on the fire scene (test site), be flowing a minimum of 200 gallons per minute of water and
  • Maintain the flow uninterrupted for two hours
The test site must be within 8km of a fire station and must be at least 5km from the location where the tankers are reloaded.
As a result of successfully completing the test, the Township of Selwyn Fire Department was given the following rating:
  • "Water Tanker Shuttle" listing for Residential properties
  • "Water Tanker Shuttle" listing for Commercial properties
  • We achieved 2295 liters/minute (505 GPM)
Homes within 8km and Commercial properties within 5 km of any of our fire halls have the opportunity for a reduction in insurance premiums. Residents must check with their insurance company as some do not recognize the superior tanker shuttle certification.

Successfully completing the test, regardless of the potential impact on insurance rates, indicates that the Township of Selwyn Fire Department demonstrated an ability to effectively transport water to fire scenes throughout our community.

November boat ride out on Stoney and Clear Lake.

Today I had to show properties on Stoney and Clear Lakes. I decided to take a video to show you what it looks like to be out in a boat on the November day. I was dressed warm so is actually quite pleasant and nice to be out on the lake. When I first went out in the morning the lake was like glass but by the end of morning it was pretty choppy. Good news is we're doing an offer on the property that my clients like the best!
